- Testimonial from seminar attendee Dave Uibel.
Dear Sam and Val,
I just needed to drop you a quick note of thanks - I hope this e-mail finds it way to you. Often I am guilty of forgetting to say thanks - tonight I wanted to change that. I wanted to thank you and Val for all your work on the Seminar and your commitment to helping other school owners - you need to know what you and your systems have done for us.
My name is Dave Uibel and I own Masterworks School of the Arts in Davidson, NC. I was supposed to attend the Seminar last year but was unable to because my son had just had extensive leg surgery. Our business was two years old at the time, and, though doing well, we were facing some major financial challenges. The two major were past due accounts and a lease payment that was really strapping our cash flow.
As we approached the date I kept thinking about the cash outlay and wondering if it would really be worth it ..... I can't believe now what a dramatic mistake it would have been not to attend. Not only did we receive so much valuable information, encouragement and vision, as a result of the Seminar we have just received our most surprising return on our investment to date - a new lease offer from our current landlord that will save us $32,220.00 over the next three years. This is totally due to what we learned at the seminar!!!!!!!!!!
Let me explain! As I sat listening to Dale Willerton I felt nauseated. I had never done any of the things that Dale was suggesting- in my first lease I had made huge financial mistakes. We were in the middle of lease negotiations in July, and as I sat at the seminar I realized I would have left A LOT of money on the table if I had signed the lease before I left for the conference. We returned home and immediately purchased Dale's book, Then on Dale's advice, we located two other properties, one to buy and one to lease, and began negotiating on both with the listing agents. Then I gave new instructions to the party negotiating our lease on our current building. . He laughed at me when I said we wouldn't settle for less than three month's free rent, and a drastic reduction in the monthly rent below what had been offered in two previous offers. I told him it was fine with us if it didn't work as we had other viable properties.
Tonight I received an e mail with a new lease offer. The landlord wants to take care of this matter ASAP. Everything we asked for we received. I know that I probably should have asked for more - but nothing has been signed yet!!
I could go on, but that's not the purpose of the e mail. Just know that I am one very, very, thankful Mastermind member.
I will look forward to talking with you later on this month!!!

On behalf of the Chamber of Commerce and the Opportunities Unlimited networking group, we would like to extend great thanks for giving your presentation discussing tips on how to negotiate your commercial lease.
The purpose of our guest speakers is to bring experts in their fields to offer advice that others may not be experts in, and you did just that.
Your presentation was very informativ, valuable, and interesting. You made sure to engage the members of the audience and you made the presentation fun for everyone. You took time to let everyone know you are passionate about what you do, but you also took the time to answer everyone's questions and ensure they all understood what you were highlighting.
We again would like to extend our greatest thanks for taking the opportunity to participate and hope that you will come back soon.

I recently had the pleasure of introducing Dale Willerton at the Pacific Dental Conference in Vancouver, B.C, Dale's presentation was extremely well attended, in fact the room was filled to capacity with more people wanting in the door. His topic, "Negotiating Your Lease", was very well presented with interesting stories and anecdotes that stimulated some enthusiastic questions and discussion from the audience.
At the conclusion of the presentation, many attendees stayed to talk and ask further questions of Dale and his associate, Irv Hildebrand. I would not hesitate to recommend Dale to speak on this topic. He is very knowledgeable, professional and enthusiastic.
I highly recommend Dale and his team.

On behalf of the Alberta Dental Association, I would like to thank you for your excellent lecture on Leasing of Facilities at the Jasper Dental Congress.
The content was very well received by those in attendance. This is a very important topic that affects all dentists who are setting up a practice or are renegotiating their leases.
The methodology that you have outlined is something that can be done with the assistance of a consultant or by the dentist with the use of your materials. In that most dentists do not have a lot of time to deal with the content of the leasing process, your approach provides them with the tools for success.
Thank you for making a positive contribution to the dental profession and our associated professional groups who attend our Congress.

Your seminar topic on "13 Costly Mistakes Tenants Make Negotiating their Business Lease or Renewal" was both interesting and informative and without your help this event would not have been as successful as it was. Once again thank you, and I look forward to working with you again next year! All the best in the future.
